What landlords ask us

What types of property are suitable?
Family homes, one-bedroom flats and HMO-style properties all work well. We will advise on suitability when we assess your property. Generally, well-maintained residential properties in accessible locations are ideal.
Do I need to do any renovation work?
It depends on condition and intended use. Properties need to meet HHSRS standards. We will give you a clear picture of what is needed before we proceed.
Who is responsible for maintenance?
This is set out clearly in the lease. Under a Full Repairing and Insuring (FRI) lease, the provider takes on maintenance responsibility.
What if the provider loses their registration?
We build break clauses and exit provisions into lease agreements to protect you. We also thoroughly vet providers before any arrangement is made.
Does my mortgage lender need to know?
Yes. You should always inform your mortgage lender of any change of use. We can advise on this and help navigate any lender conversations.
